The Issues
XQ7 was a story of under realised potential. Located in the highly desirable Salford Quays area, benefitting from excellent transport links and a fulltime concierge team the development was designed to be a high-end residential scheme.
However, serious issues had been encountered since the buildings completion and the development had never managed to live up to the expectations of leaseholders.
In 2014 a number of residents, dissatisfied with the status-quo, got together to take control and make a change.
The Project
Zenith Management were appointed in 2015 and immediately tasked with raising the profile of XQ7 going forward whilst also addressing the continued historic issues.
Priority was given to the full refurbishment and upgrade of XQ7 which had steadily deteriorated and become rundown. A complete rebranding and reimagining of the development was envisaged to allow XQ7 to realise its full potential.
The Approach
Working closely with the Directors we commissioned a detailed Development Report. Highlighting the various areas of concern, this was used to establish a budget and timeline for the project.
We were conscious that the ‘buy in’ of both residents and leaseholders was crucial to the success of the works. Only by fully engaging with all stakeholders throughout the process were we able to achieve a fully inclusive solution for the development.
The Outcome
The works included a full upgrade of communal decoration, flooring, lighting and a re-branding. Since completion of the works the development has experienced a resurgence, something that has been recognised by the residents and leaseholders.
Property Manager Luke Lightfoot, who was responsible for the project, explains “The project has brought a real buzz to the development. You can feel the difference and it really has helped increase the sense of community. The feedback received has been fantastic and our initial research indicates that these works have translated directly into higher rentals being achieved which is a bonus for investor landlords”.
